The Bordeaux Vineyards: Between History and Prestige

The great artists who lived on the Côte d’Azur: An exceptional artistic legacy

Ah, the Côte d’Azur! This sunny region of France has always seduced renowned artists with its enchanting Mediterranean landscapes and unique light. Who doesn’t dream of strolling where Picasso, Staël, Matisse or Chagall found their inspiration? These names all evoke a golden era when art and life seemed to merge under the Côte d’Azur sun.

A land of inspiration for the French Impressionists

Among the first to succumb to the charms of the Côte d’Azur were the French Impressionists. Fascinated by the changing colors and lush gardens, artists such as Claude Monet captured the splendor of the area in their multicolored works. Monet, for example, immortalized the famous “Nymphéas” in his garden at Giverny before painting the Mediterranean with renewed enthusiasm.

Their innovative approach to painting, based on rapid brushstrokes and intense light, resonated particularly with the landscapes of the Côte d’Azur. A simple but effective way to understand the influence of this region on their work is to observe the differences in light and tone between their work done in the north and that created here in the south.

Claude Monet

Claude Monet was one of the pioneers of this drive to the Côte d’Azur. Visiting Antibes and Menton, he discovered nuances and colors he had never seen before. His series of paintings of Antibes is particularly revealing of his love for the region. Each canvas literally radiates the warmth and vibrancy of these Mediterranean landscapes.

For those looking to buy property on the Côte d’Azur, imagining living where Monet set up his easel can be a powerful attraction. You could literally own a piece of the landscape that inspired so many of his masterpieces.

The modern masters: Picasso, Matisse and Chagall

It’s impossible to talk about the Côte d’Azur without mentioning three giants of modern art: Picasso, Matisse and Chagall. Not only did these artists transform the art world with their innovative styles, they also left an indelible mark on this idyllic region.

Pablo Picasso

In 1946, Picasso settled in Antibes, in the Château Grimaldi. It was here that he created some of his most influential works during his stay. Today, the Musée Picasso d’Antibes exhibits many of his creations from this period. The stunning view of the Mediterranean from the château would have been enough to stimulate the creativity of any artist.

Picasso was fascinated by the light and vibrant colors of the region. His work “La Joie de Vivre” captures this fascination perfectly. Those contemplating the purchase of a villa on the Côte d’Azur will find an inexhaustible source of inspiration in contemplating the same views that enchanted this master of modern art.

Henri Matisse

Henri Matisse spent much of his career on the Côte d’Azur, notably in Nice. Seduced by the mild climate and colorful landscapes, he adopted a brighter, more exuberant style after his arrival. His open windows overlooking the Bay of Angels became emblematic motifs in his paintings.

Matisse is best known for his bold use of color and his ability to convey emotion through simple forms. The villas and apartments we offer on the Riviera can offer that same sense of serenity and inspiration. Imagine yourself in your living room, surrounded by decorations inspired by the works of Matisse – how it could enrich your everyday life!

Marc Chagall

Chagall’s mystical dream also found much of its fulfillment on the Côte d’Azur. He moved to Saint-Paul-de-Vence in the 1950s, where he spent the last decades of his life. Today, the Musée National Message Biblique Marc Chagall in Nice celebrates his work and offers a unique glimpse into his dreamlike world.

Settling near such historic sites would not only allow you to immerse yourself in a rich artistic tradition, but also to cultivate your own sense of imagination and beauty. The gardens and panoramic views around your property could well recall Chagall’s paradisiacal extensions.

Nicolas de Staël: a modernist on the Côte d’Azur

Another great name associated with the Côte d’Azur is de Staël. Russian by birth, Nicolas de Staël eventually settled in Antibes, where he created some of his most poignant works. They are marked by an intensive use of color and lyrical abstraction.

His compositions often blend geometric rigor with an intense emotional palette, a true reflection of the Mediterranean landscapes he so admired. The cliffs of Antibes, sandy beaches and blazing sunsets are transposed into his canvases.

The de Staël legacy

Staël brings a distinctly modern touch to the Côte d’Azur, confirming the region’s diversity of cultural and artistic influences. For anyone looking to invest in real estate, having a home located in the same vicinity as this great modernist artist adds a valuable cultural dimension.

The growing interest in luxury real estate on the Côte d’Azur undoubtedly benefits from this artistic past. Staël continues to attract many art lovers every year, making the region all the more attractive to sophisticated, cultured buyers.

Why invest on the Côte d’Azur?

Investing in real estate on the Côte d’Azur means much more than owning a beautiful house by the sea. It’s also about acquiring a piece of the world’s artistic history. Whether you’re a passionate art lover or simply someone who appreciates the finer things in life, owning a home here connects you to a priceless legacy.

Imagine waking up every morning to a picturesque view of the Mediterranean, breathing in the fresh mountain air, and visiting museums dedicated to the giants of modern art. Even an ordinary walk could become an artistic adventure, leading to the footsteps left by Renoir, Cocteau and many others. Nothing better to revive the spirit and nourish the soul.

Practical benefits

  • Easy access to major museums and art galleries
  • Properties steeped in history and culture
  • Pleasant year-round climate
  • A dynamic international community
  • Beautiful landscapes ideal for relaxation and creativity

So, when it comes to choosing a new home on the Côte d’Azur, you’re not just buying a property, but an authentic piece of the region’s history… Why not join this prestigious list of Côte d’Azur owners who, like the master artists mentioned above, have chosen to make the Côte d’Azur their home?

Buying a second home on the Côte d’Azur: The ultimate guide

Dreaming of buying a second home on the legendary Côte d’Azur? With its heavenly beaches, sunny climate and rich culture, this region attracts investors from all over the world. Whether you’re looking for a luxurious villa in Saint-Jean Cap Ferrat, a charming Provencal apartment in Mougins or a modern property in Valbonne, our prestigious real estate agency, Estate Prestige Knight Frank, is here to guide you.

Why choose the Côte d’Azur?

An idyllic setting

The Côte d’Azur offers an exceptional living environment. With its turquoise waters, sandy beaches and picturesque landscapes, every corner of this region is worthy of a postcard. To live here is to enjoy the simple pleasures of waking up with a view of the Mediterranean Sea or savoring a dinner for two under the stars.

The cultural offering is equally impressive. From music festivals to art exhibitions and local markets, there’s always something to discover.

A safe investment

Investing in property on the Côte d’Azur is not only a pleasure, but also a financially sound decision. Indeed, the average price per square metre here remains one of the highest in France, guaranteeing strong long-term value for your property.

What’s more, demand for summer rentals is very high. Owning a second home can generate substantial rental income when you’re not using it.

The most popular areas in which to buy a second home

Saint-Jean Cap Ferrat

Saint-Jean Cap Ferrat, synonymous with luxury and elegance, is one of the most exclusive places to buy a second home. Its sumptuous villas hidden among the umbrella pines offer total privacy and breathtaking sea views.

Nestled between Nice and Monaco, Saint-Jean Cap Ferrat offers the perfect blend of tranquility and accessibility. You’ll be able to reach high society with ease, while enjoying your own personal haven of peace.

Cap d’Antibes

Cap d’Antibes is famous for its historic properties and luxury hotels. Here, the marriage of ancient and modern creates a unique atmosphere. Let yourself be tempted by a stroll through the Garoupe nature park, a swim at Plage des Ondes or an evening at the legendary Hôtel Eden Roc.

By choosing to invest in Cap d’Antibes, you’re opting for a destination with timeless charm and a strong heritage.

Eze et Beaulieu-sur-Mer

For those who prefer the charm of hilltop villages, Eze and Beaulieu-sur-Mer are unmissable destinations. Eze, with its medieval streets and stone houses, offers unrivalled panoramic views. Every stroll here is a journey back in time.

As for Beaulieu-sur-Mer, its Belle Époque elegance and modern infrastructure will win you over. Boating enthusiasts will particularly appreciate the perfectly equipped marinas.

What to consider before buying

Defining your needs and desires

Before embarking on the purchase of a second home, it’s essential to clearly define your needs and desires. Do you want a large villa with swimming pool to welcome family and friends? Or a cozy apartment with a sea view for more intimate getaways? Your choice will determine the options available and facilitate your search.

Ask yourself the right questions: what are your requirements (proximity to the beach, security, amenities)? what kind of atmosphere are you looking for (tranquil, festive)? what are your architectural preferences?

Evaluating the budget

The Côte d’Azur offers a wide range of properties, from small village houses to sumptuous mansions. It’s crucial to determine a realistic budget, taking into account not only the average price per square meter, but also ancillary costs such as property taxes, condominium fees and maintenance costs.

You should also consider how you will finance your purchase, whether through a down payment, a mortgage or a combination of the two. Drawing up a financial plan will help you avoid unpleasant surprises and make your project more worry-free.

The buying process

Search and selection

Once you’ve defined your criteria, start by browsing online ads and visiting properties likely to meet your expectations. Don’t hesitate to call on a specialized real estate agent like Estate Prestige Knight Frank, whose 20 years of expertise in the luxury real estate market on the Côte d’Azur will guide you efficiently.

Visiting several properties will enable you to compare different offers and better visualize your future home. Take into account the local environment and infrastructure (transport, shops, schools).

Negotiation and sales agreement

Once the ideal property has been found, it’s time to negotiate. Negotiations can focus on the sale price, but also on specific clauses relating to work to be carried out, deadlines for handing over the keys, and so on. The help of a real estate professional can be invaluable in securing the best terms.

Once the terms of the sale have been agreed, it’s time to sign the compromis. This binding document sets out the general conditions of the transaction and marks the official start of the purchase procedure.

Living on the Côte d’Azur

Leisure activities

Owning a second home on the Côte d’Azur isn’t just about relaxing in the sun. The region offers a multitude of activities to suit all tastes. Hiking in the hinterland of Nice, water sports on the Mediterranean, wine tasting in the vineyards of the Var, or strolling through typical markets… there’s something for everyone!

And let’s not forget major cultural events such as the Cannes Film Festival, the Monaco Grand Prix and the many concerts and shows that enliven the Côte d’Azur throughout the year.

Local gastronomy

It’s impossible to talk about the Côte d’Azur without mentioning its gastronomy. From Mediterranean dishes and freshly caught seafood to regional specialties such as socca and pissaladière, every meal is a feast for the taste buds.

The region’s many Michelin-starred restaurants showcase local produce and offer unforgettable culinary experiences. Whether you’re a fan of traditional or modern cuisine, you’ll never be disappointed.

Where to invest on the French Riviera to maximize your return on investment?

The French Riviera: A True Paradise on Earth

The French Riviera is a true paradise on earth, with its stunning beaches, sunny climate, and luxurious lifestyle. Whether you’re seeking a profitable real estate investment or looking to acquire a second home, this region offers a wealth of opportunities. Let’s explore where to invest along this breathtaking coastline.

Nice: A Prime Investment Hub

First, we must mention Nice, the capital of the French Riviera. With its iconic Promenade des Anglais and historic districts like Old Nice, this city attracts millions of tourists every year. Investing in rental properties in Nice can be highly lucrative, thanks to the constant demand for both short-term and long-term rentals.

In terms of real estate prices in the Provence-Alpes-Côte d’Azur (PACA) region, Nice remains more affordable compared to other prestigious cities in the area. The variety of available properties, from charming apartments in the old town to modern seaside residences, makes it an ideal option for any type of investor.

Cannes: Glamour Meets Profitability

When thinking of Cannes, the Cannes Film Festival and celebrities walking the red carpet immediately come to mind. However, beyond the glitz and glamour, Cannes is also a strategic location for lucrative real estate investments, particularly in the tourism sector.

The California district is one of the most sought-after areas, with its luxurious villas offering breathtaking views of the Bay of Cannes. Investing here ensures not only excellent rental yields but also consistent property value appreciation.

Tourist Attractions

The main draw remains the Croisette, with its prestigious hotels and upscale boutiques. Apartments near this iconic avenue are highly desirable during the peak season. Likewise, Le Suquet, Cannes’ old town, provides a picturesque setting that appeals to renters seeking historic charm.

Saint-Jean Cap Ferrat: Luxury and Tranquility

For those seeking a combination of luxury and serenity, Saint-Jean Cap Ferrat is a rare gem along the Mediterranean coast. Known for housing some of the world’s most exclusive properties, this area is perfect for real estate investments aimed at a wealthy clientele.

While prices may seem steep, the potential for profit is significant. Owners of villas in this area can expect exceptional returns, especially during the summer months when affluent vacationers flock to the region.

A Unique Setting

The natural beauty of Saint-Jean Cap Ferrat is a major asset. Surrounded by lush vegetation and bordered by crystal-clear waters, this location offers an unparalleled living environment. For investors, it guarantees sustained rental demand from individuals seeking a blend of luxury and privacy.

Mandelieu-la-Napoule: The Rising Star

Less famous than Cannes or Nice, Mandelieu-la-Napoule remains a compelling option for those looking to diversify their real estate portfolio. This town is renowned for its marina and numerous water activities, attracting a steady stream of visitors year-round.

While PACA real estate prices are climbing, Mandelieu still offers attractive opportunities. With controlled urban development and modern infrastructure, the town is increasingly popular with families and young professionals.

A Growing Market

Demand continues to rise thanks to the town’s pleasant lifestyle, which combines nature and modernity. Purchasing a seaside apartment or a villa in the hills ensures an excellent return on investment.

Mougins and Valbonne: Charm and Authenticity

For those preferring quieter areas away from the coastal hustle yet close to major attractions, Mougins and Valbonne are ideal options. Situated just a few kilometers inland, these towns retain a unique Provençal charm combined with modern amenities.

Thanks to their international schools and convenient facilities, they also attract expatriates and affluent families. Purchasing traditional homes or contemporary villas in these locations provides both a pleasant living environment and a secure investment.

A Preserved Landscape

Surrounded by lush green hills and enjoying exceptional air quality, these towns offer spacious properties often featuring large grounds—an appealing feature for buyers seeking tranquility and comfort.

Cap d’Antibes: Prestigious and Coveted

Globally renowned for its Eden Roc Hotel and stunning private beaches, Cap d’Antibes is a prestigious destination. Investing here means entering a premium real estate market where profitability aligns with exclusivity.

Whether for seasonal rentals or property resale, Cap d’Antibes is a safe bet. The scarcity of real estate offerings further enhances the allure of this peninsula.

Exceptional Properties

Cap d’Antibes boasts impressive constructions that blend classic and modern styles. These properties often include extensive gardens, swimming pools, and private sea access, making the area a top choice for discerning buyers.

Taxation of Luxury Estates: Understanding the Challenges and Optimizing Wealth Management

When acquiring a luxury estate on the French Riviera, it is essential not to overlook the associated taxation. These prestigious properties are subject to specific regulations that must be well understood to optimize wealth management. This article aims to inform our clients about the key tax components involved and highlights our expertise at Estate Prestige Knight Frank, where over 20 years of experience in luxury real estate ensure you a tailored service.

Local Taxes: Property Tax and Housing Tax

Property Tax: A Recurring Expense

Property Tax: A Recurring Obligation

Property tax is collected annually by local authorities and is divided into two components:

Tax on Unbuilt Properties (TFPNB):
If your estate includes land or undeveloped spaces, these are also subject to a specific tax.

Tax on Built Properties (TFPB):
This tax applies to constructed buildings, including luxury houses and apartments. The amount is calculated based on the property’s cadastral rental value, multiplied by the rate set by the municipality.

Housing Tax Abolished Since 2023

Since 2023, the housing tax has been abolished for the vast majority of households in France. This reform, implemented gradually, has resulted in a full exemption for primary residences. However, this exemption does not apply to secondary residences. Therefore, for luxury estates, which are often classified as secondary residences, the housing tax remains in effect. Owners of such properties must continue to account for this tax in their financial management.

Capital Gains Tax: Plan Ahead for Better Management

Calculation of Capital Gains Tax on Real Estate

The sale of a luxury estate generally generates significant capital gains. These are subject to tax upon resale, according to a progressive scale established by the tax authorities. The capital gain is the difference between the sale price and the original purchase price, adjusted by certain costs such as renovation expenses and acquisition fees.

Deductions and Exemptions

  • Exemption for Primary Residence: Owners are granted a full exemption from capital gains tax when the property is their primary residence at the time of sale.
  • Deductions for Holding Period: A deduction system based on the holding period can be applied, reducing the taxable base proportionally to the length of ownership. Thus, after 30 years of ownership, the capital gain is fully exempt from both income tax and social contributions.

Real Estate Wealth Tax (IFI): Increased Vigilance Required

Threshold and Tax Base

The Real Estate Wealth Tax (IFI) has replaced the Wealth Tax (ISF) since 2018. It is due from households whose net taxable real estate assets exceed €1.3 million. The tax base includes real estate properties owned directly or through shares in real estate investment companies (SCI).

Optimization Strategies

To minimize the impact of the IFI, several strategies can be considered:

  • Invest in assets that are partially or fully exempt from IFI, such as historic monuments or certain tax schemes encouraged by the government.
  • Use mechanisms such as Real Estate Investment Trusts (SCPI), which allow for portfolio diversification and may potentially reduce the taxable base.

Inheritance and Donation: Transmitting Your Wealth Wisely

Inheritance Tax

The transfer of luxury estates through inheritance is subject to specific taxes calculated based on the value of the property and the familial relationship with the heir. There are legal allowances that help reduce the taxable base before the progressive inheritance tax rates are applied.

Optimization of Donations

To avoid excessive inheritance taxes, making gifts during one’s lifetime is often a wise strategy. In France, each donor benefits from allowances that are renewed every 15 years, allowing for the gradual transfer of wealth while minimizing taxation.

At Estate Prestige Knight Frank, we understand that the taxation of luxury estates requires specialized expertise. With over 20 years of experience in luxury real estate, our team is dedicated to providing tailored and effective solutions to meet the needs of our wealthy clients. Our goal is to guide you through every step of your acquisition or sale, while maximizing tax benefits to preserve and grow your wealth on the beautiful French Riviera.
